Autumn Selling Tips

Regardless of when you are selling, you always want to make sure your property is displayed at its best. Here are some great tips for attracting the autumn home buyer.

 

Clear gutters and drainage 

Autumn is the time of year where your gutters will potentially start to fill up and get clogged with dead leaves. As the outside of your home is the first thing buyers will see, ensure your gutters and drains are clear and not overflowing. The same goes for swimming pools – if you have one at your property, ensure the pool is clear of dead leaves and debris before an inspection.

 

Set the mood with lighting 

As the days get shorter and the sun drops down to a lower angle, you will need to rely on your internal lighting to create a soft and warm ambience, especially if you are having late afternoon or evening inspections. Open all curtains, blinds and shutters, and use warm mellow lights from well-placed lamps to help make your place look inviting.

 

Embrace autumn 

Try styling your spaces around the season. Autumn colours, scents and accessories will help create a comfortable atmosphere, where potential buyers will be able to envisage themselves. Warmer touches are a great start, such as warm toned cushions and throws, and even seasonal flowers or autumn scented candles.

 

Check those heating systems 

As the cooler months progress you’ll want to ensure your home feels warm and cosy, not only to benefit potential buyers, but also for yourself! If you have heating systems installed (air conditioner reverse cycle, fireplace, portable heaters, etc.) check them over in Autumn to make sure they still function accordingly. If the weather is cool before an open house or inspection, put your heater on a timer so it switches on before potential buyers arrive at the property. Alternatively, if you have a fireplace and the weather calls for it, light it up before an inspection to create a cosy atmosphere, this is especially great for twilight inspections!
